UPDATE #23

Fellow Members and Friends of Gulf Harbour,

Over the past month, we have continued to build on the momentum outlined in my previous update, and I am pleased to share that the project is advancing with purpose and increasing visibility across the site. This past week showed significant forward momentum in structural completion and trade progress, with major milestones achieved in steel installation, truss placement, and dry-in activities. Interior progress advanced steadily, particularly drywall, insulation, and mechanical-electrical-plumbing (MEP) rough-ins across both levels. Our collective focus remains clear – steady progress, disciplined execution, and alignment around our shared goal of opening the clubhouse for operations (soft opening) by early December.

From a 10,000-foot perspective, what is most encouraging is how the work now underway is translating into tangible structure and form. The west wing (that’s the area closest to the pool) is beginning to come to life in a way that is both visible and truly exciting for all of us who have been part of this journey from the beginning. That said, we remain mindful that there is still a meaningful road ahead over the coming 6-months, and our continued success will depend on maintaining focus and execution through each upcoming phase.

Looking forward over the next month, several critical path components are aligned and scheduled. Trusses and roof elements continue to arrive and will be installed during the month of May. Our shared goal and a major milestone is to have the building “dried-in” before the summer rainy season hits. “Dried in” in construction is the milestone where a building’s exterior shell—roof, walls, windows, and doors—are substantially complete and provides protection from the weather. Unfortunately, our contractor informs us the windows will not arrive until mid-June. Temporary preventive measures using Visqueen, a brand of high-quality polyethylene plastic sheeting, is being used as a heavy-duty vapor barrier and moisture barrier during construction until the windows are installed. With that progression, the building is currently scheduled to be dried in by July 1st. Achieving this milestone is essential, as it positions the team to accelerate interior work and maintain alignment with our revised schedule.

These next steps are not just milestones, they are foundational to meeting our commitment to be in the building for a soft opening in December. The coordination, sequencing, and execution of this work will be central to delivering on that objective.

To further support this effort, we have added additional leadership strength to the project team. I am pleased to share that Matt Taylor of Curran Young Construction (CYC) has joined us as Project Manager. Matt’s focus will be on driving schedule performance, enhancing coordination among the various trades, and ensuring continued forward momentum. Additionally, Dan Porter has been added by CYC as the Project Superintendent. The addition of these professionals reflects CYC’s commitment to bringing the right resources to bear as we enter the critical summer months and final 6-months of the project.

Beyond the Clubhouse itself, many of you have asked about the pool and Tiki area. Planning and progress continue there as well, and we are cautiously optimistic that Memorial Day weekend may enable utilization of that portion of the campus.

As I reflect on where we are today, there is a great deal to be encouraged by. The early groundwork described in our initial updates (permitting, mobilization, and foundational planning) has now evolved into visible progress and meaningful structure. The transformation is no longer conceptual—it is real, and it is happening every day on site.

From an ownership perspective, maintaining consistent pressure, oversight, and accountability on a project of this scale is essential. That responsibility continues to be led by our Owner’s Representative, Doug Glover, alongside our Quality Control Manager, Char Mohr, whose daily presence and attention to detail help ensure that both the integrity of the work and the long-term interests of the Club are protected. Supporting them is a dedicated group of member volunteers Mark Walsh, Jim Spangler, Michael Sklorenko, and George Johnson who have each contributed meaningful time and expertise to this project. Together, this team deserves recognition and appreciation for their ongoing commitment to quality, stewardship, and the development of this significant Club asset.

At the same time, we will continue to approach the months ahead with discipline and focus. Large-scale projects of this nature require consistency, collaboration, and resilience, and I am confident that with the team in place and the progress we are seeing, we are well positioned for the path forward.
